Frequently Asked Questions
- How do you calculate real estate commission?
- Multiply the sale price by the total commission rate, then apply the listing/buyer side split, then your brokerage split. A $450,000 sale at 5.5% produces $24,750 total, $12,375 per side, and $8,662 to an agent on a 70/30 split.
- What is the average real estate commission?
- Total commission typically lands between 5% and 6% of the sale price, split between the listing and buyer sides. It is always negotiable, and discount and flat-fee models are common in higher-priced markets.
- How does a brokerage split work?
- Your brokerage keeps a percentage of your side of the commission in exchange for the brand, systems and compliance. New agents often start at 50/50 and move toward 80/20 or 90/10 as production rises, sometimes with an annual cap.
- What happens with dual agency?
- When one agent represents both buyer and seller, that agent's side is the full commission rather than half. Dual agency is restricted or banned in several states — check your local rules before modelling it.
- Does this calculator store my numbers?
- No. Every calculation runs in your browser and nothing is transmitted to a server or saved.
